What I Focus On When Renovating Investment Properties

Renovating investment properties isn’t just about ROI on paper. It’s about creating long-term value—for investors, for families, and for the neighborhoods we’re working to revive.

Here’s what I’ve learned really moves the needle when it comes to smart renovations.


Start with the “Unseen” Systems

You won’t see plumbing and electrical on a walkthrough, but your wallet will feel it if you ignore them. I always prioritize:

Bringing electrical panels up to modern code

Replacing galvanized pipes

Swapping out decades-old furnaces for energy-efficient HVAC units

It’s not glamorous, but it’s essential.


Kitchens, Bathrooms, and Layout Flow

I’ve yet to meet a tenant who didn’t care about the kitchen or bathroom. But it’s not just about what’s inside—sometimes it’s about how the space flows. If knocking down a non-load-bearing wall opens up the space and makes it feel modern, I’m all for it.


Durable, Not Fancy

I’ve learned that the best flooring isn’t the flashiest—it’s the one that holds up to tenant life. Luxury vinyl plank (LVP) checks all the boxes: it’s affordable, tough, and looks sharp.


Exterior Signals Value

In places like Decatur, a well-maintained exterior tells neighbors and potential tenants: someone cares. Clean siding, a sharp front door, and decent landscaping can change how people view an entire block.

The Bigger Picture

At the end of the day, I’m not just trying to flip houses. I’m trying to create affordable homes, build equity for our members, and help revitalize a city I care deeply about.
