I Didn’t Just Buy a Building — I Solved a Problem: 228 W Main St, Decatur, IL


I want to tell you about a deal that I’m genuinely proud of — not just because of the numbers, but because of what it meant for the person on the other side of the table.

228 W Main St, Decatur, IL is now part of the BACH Investment Group portfolio, and the way we got here is a story worth sharing.

What I Saw That Others Didn’t

When I came across this property, I could have looked at it the way most investors do — ran the numbers, assessed the value, made an offer, and moved on. And honestly, the numbers alone made a strong case. This is a mixed-use building combining commercial real estate and residential apartment units, which is the kind of diversified asset that doesn’t come around every day. Commercial income on one side, residential cash flow on the other — that’s a powerful combination.

But I couldn’t stop thinking about the owner.

This person had built something real. Years of work, years of sacrifice, and something tangible to show for it. But somewhere along the way, owning that building stopped feeling like an achievement and started feeling like a second job they never signed up for. Maintenance calls at all hours. Vendor coordination. Repairs that needed to happen yesterday. The list never ends when you’re a property owner, and I’ve talked to enough people in that position to know exactly how exhausting it gets.

They weren’t looking to give up what they had built. They were looking for a way out of the grind.

So I Built One For Them

Instead of a straight purchase, I helped structured something different. BACH Investment Group acquired a portion of the building and brought the original owner in as a BACH member. That means they stepped away from the daily burden of managing the property — but they didn’t walk away from their investment. Their money is still working. Their financial future is still intact. They just don’t have to carry the weight of it alone anymore.

That’s the deal I’m most proud of — not because it was complicated, but because it was right. It solved a real problem for a real person while adding a strong, diversified asset to our portfolio. Everybody wins. That’s the way I like to do business.

Why This Matters to Me

I didn’t help build BACH Investment Group just to stack properties. I built it because I believe that real estate should create freedom — not just wealth. Freedom from financial stress, yes, but also freedom from the day-to-day grind that burns so many good people out before they ever get to enjoy what they’ve worked for.
